Most people buying their first electric vehicle picture the same thing: pull into the garage, plug in, wake up to a full battery. The reality is more involved. Home charging at the speed that actually works for daily life requires a dedicated 240-volt circuit, a permit, an electrical panel that can handle the load, and in South Florida, equipment built to survive coastal humidity and year-round heat. Getting those details wrong can mean a charger that trips your breakers, fails inspection, or voids your homeowner’s insurance.
We’ve been handling electrical work in Fort Lauderdale homes since 1975, and EV charger installations have become one of the more common calls we get. Here’s what we wish every homeowner knew before that first conversation with an electrician.
Level 1 vs. Level 2: Which Charger Do Fort Lauderdale Homeowners Actually Need
Every EV comes with a Level 1 cord that plugs into a standard 120-volt outlet. No installation required, no permits, no electrician. The catch: Level 1 delivers roughly 3 to 5 miles of range per hour of charging. If you drive 40 miles a day, you’re looking at 8 to 12 hours to recover that range. For occasional short trips, Level 1 works. For most Fort Lauderdale commuters, it doesn’t.
Level 2 charging runs on a dedicated 240-volt circuit (the same voltage your clothes dryer or electric range uses) and adds 20 to 30 miles of range per hour. Most EVs charge fully overnight. That’s the standard we install for residential customers, and it’s what the rest of this post covers.
What Your Electrical Panel Needs to Support a Home Charger
A Level 2 charger requires a dedicated circuit with a 40- to 50-amp breaker. Under National Electrical Code (NEC) Article 625, which governs Electric Vehicle Service Equipment (EVSE), that circuit must be rated at least 125% of the charger’s continuous load. In practice, a 40-amp charger needs a 50-amp circuit.
Here’s where South Florida homes run into trouble: we run central air conditioning year-round. Add an electric water heater, kitchen appliances, and a washer and dryer, and many panels don’t have as much headroom as homeowners expect. A licensed electrician needs to perform a load calculation before any work begins to determine whether your existing panel can absorb a new 50-amp circuit. Homes with 100-amp panels, or panels already loaded close to capacity, may need one of two things:
- A panel upgrade to 150 or 200 amps, which adds capacity for the charger and any future electrical loads
- A load management device, which dynamically shares available amperage between the charger and the home’s other loads without requiring a full panel replacement
Neither decision can be made from a photo or a phone call. The on-site evaluation determines the scope before any work begins.
What Coastal Florida Installations Require That Most Guides Skip
Most guides to home EV charger installation are written for climates where a sheltered garage is the obvious default. Fort Lauderdale isn’t that straightforward. Many of our customers have carports, covered driveways, or parking situations where the charger will face direct exposure to coastal air, salt, humidity, and the occasional tropical downpour.
Outdoor installations in Broward County require weatherproof enclosures rated at minimum NEMA 3R (rain-resistant). NEMA 4 or higher is recommended for exposed coastal locations that may face wind-driven rain or spray, along with GFCI protection to guard against ground faults in wet conditions. These aren’t optional upgrades; they’re code requirements for any outdoor installation and practical necessities where salt air accelerates corrosion on exposed electrical components.
Garage installations generally protect the equipment from the elements and reduce the cable run from your panel, which keeps labor cost and complexity down. When we evaluate a charger placement, we also look at where your vehicle’s charging port sits and whether the setup can accommodate a second EV someday without pulling new wire through finished walls.
Permits, Inspections, & Florida’s Right-to-Charge Law
Any new 240-volt circuit in Florida requires an electrical permit and a county inspection before the charger can be energized. Skipping the permit can void your homeowner’s insurance coverage for any incident involving that circuit and create title complications when you sell. Unpermitted electrical work shows up in disclosure requirements and can delay or derail a closing. In South Florida’s active real estate market, that’s a real risk.
Under Florida Senate Bill 1084, effective July 1, 2024, regulation of EV charging stations falls exclusively under the Florida Department of Agriculture and Consumer Services. Local governments can’t layer additional rules on top of state requirements, which simplifies the permitting picture somewhat. When you work with a licensed electrician, they handle the permit application and coordinate the inspection. You don’t manage that process.
If you live in a condo or townhouse, Florida Statute 718.113(8) gives you the legal right to install an EV charger in your designated parking space. Your association can set reasonable restrictions on how and where the charger is installed, but it can’t prohibit the installation or make it cost-prohibitive. You’ll need to use a licensed contractor and provide a certificate of insurance, but the right to charge is yours under state law.
The FPL EVolution Home Program: What Fort Lauderdale Homeowners Should Know
Florida Power and Light offers a subscription program called FPL EVolution Home that some Fort Lauderdale homeowners will find worth evaluating. The full installation option costs $36 per month and covers the 240-volt circuit, permitting, and a 40-amp Wi-Fi-enabled, ENERGY STAR-certified J1772 charger compatible with all EVs, including Tesla with an adapter. If you already have a circuit in place, the equipment-only option runs $27 per month. Eligibility requires a single-family home or townhouse with an attached garage, a strong Wi-Fi signal at the install location, and an electrical panel inside the attached garage with the 240-volt circuit installed within 10 feet of it.
Homeowners who don’t meet those criteria (or who want a different charger model, higher amperage, a carport installation, or more flexibility in charger placement) will need to go through a direct installation with a licensed electrician. The FPL program is one option, not the only one.
What the Installation Process Looks Like from First Call to First Charge
Once you’ve decided to move forward, the process follows a predictable sequence:
- A licensed electrician evaluates your panel and performs a load calculation to confirm available capacity
- Based on that evaluation, the scope of work is defined: dedicated circuit only, circuit plus panel upgrade, or circuit plus load management device
- The permit application goes in and work is scheduled
- The circuit and wiring are installed
- The charger is mounted and weatherproofed as needed
- The county inspection is completed
- The charger is tested and activated
A straightforward installation (panel has capacity, the charger location is in or near the garage, no structural work involved) typically completes in a single day once permits are approved. Panel upgrades or longer wire runs to a carport or driveway add time and cost, but none of that is a surprise when the scope is properly defined upfront.
